United Way of the Midlands & partners break ground on Addison Pointe
Connelly Builders, United Way of the Midlands, and the Midlands Housing Trust Fund announced the groundbreaking of Addison Pointe, a multi-unit housing complex to help fill an urgent need in our local community.
The $19.4 million project will provide families with incomes ranging between 20% to 70% of the area median income in Richland County with quality rental housing. The rents charged will mirror the income ranges. Addison Pointe is made possible thanks to the Low-Income Housing Tax Credit (LIHTC) program, which helps increase the availability of workforce housing for families in need. Midlands Housing Trust Fund (MHTF), the community’s regional housing trust fund created to increase and preserve affordable housing, is an investor in the project due to a grant from United Way of the Midlands, which embraced the opportunity to help MHTF build its capacity to do even more to advance workforce housing.
“Workforce housing is a national issue that affects everyone, whether directly or indirectly,” says Jeff Larimore, the Executive Director for Midlands Housing Trust Fund. “There is an estimated shortage of 50,000 affordable rental homes in the Midlands. When this housing is not available, underserved communities may also experience an increased risk of homelessness or other negative outcomes. We appreciate our partners for understanding this need and providing support for our mission through Addison Pointe.”
Located at 802 Percival Road in the City of Columbia, Addison Pointe will consist of one, two, and three-bedroom units. The garden-style buildings will be two and three stories and include an on-site laundry facility, community building, playground, washer and dryer hookups in each unit, and energy efficient appliances, windows, and doors. Addison Pointe will be ready for families in fall 2025.

Other funding supporting this partnership came from the generous gift of $10 million to United Way of the Midlands from author and philanthropist MacKenzie Scott.
